How do we work with clients?

To begin, we take the time to learn what you really want in a home. We look at your needs and desires, and help you determine the price range within which you should shop. Then we show you properties that meet that criteria – including new listings the moment they come on the market.

As your real estate team, we look out for your best interests. For example, we provide you with in-depth property details of each home you view, point out desirable features you may not notice and identify potential concerns you may have overlooked.

We’re by your side every step of the way. When you find a home you want, we’ll prepare and present the offer, and negotiate skillfully on your behalf, so you get that property at the lowest price possible.

  • Yes, we provide an MLS® search page on our website, but we do more for our buyers. We provide help in knowing how to use the search for optimal results, including explaining some of the information fields and real estate jargon.
    • You can request more information on any listings of interest with a quick and simple form.
      Once we know the characteristics and neighborhoods that you want for your property, we create a custom search for you that will alert you with emails when new listings that meet your criteria hit the market. It will also alert you to price reductions.
    • We will schedule showings for you to view properties of interest and accompany you on each appointment.
    • We also help our buyers assess each property, providing candid feedback to help you narrow your focus and ultimately decide on the property that best meets your needs and desires.
  • We love helping our buyers find the perfect property, but we can also help you to buy it at the very best price with the very best terms. Sometimes negotiations aren’t all price. A great contract can involve other seller concessions that create the right deal for our buyer clients. How do we do this?
    • Real estate market data –How can you be expected to make price offer decisions in a vacuum? We spend a great amount of time and effort in collecting market data to help our buyers in their price negotiations. This data is very thorough, and it’s called a Comparative Market Analysis (CMA).
    • Thorough knowledge of your situation – Only through constant communication can we advise you properly in pricing negotiations. By understanding your motivations and financial capabilities, we can help you craft a price negotiation strategy with the highest probability of success.
    • It’s not all money – There are a lot of ways to negotiate a real estate deal, and they don’t always involve money. Perhaps the seller doesn’t have a lot of ability to work with you on price, but they can make other concessions that could result in a deal. We help you to take the best approach.
    • It’s not over till it’s over – Many real estate price negotiations involve multiple counter offers and a lot of back–and–forth. We’re with you with each counter offer to adjust your negotiation strategy accordingly.
  • After the purchase contract is signed, there are still more negotiations, document deliveries, inspections, title details and mortgage tasks to be accomplished to reach a successful closing and walk away with the keys to your new real estate property, a few of these include:
    • Post contract delivery of documents to the attorney or title company and ordering of title insurance.
    • Deposit of earnest money and delivery of receipt to you, our buyer.
    • Recommend and schedule a home inspector and accompany our buyer on the inspection.
    • Coordinating timely delivery of any documents objecting to disclosures, inspection results, or title issues discovered.
    • Coordinating appraisal and appraiser access (if not handled by your lender).
    • Working with mortgage company and coordinating delivery of documents they require to help expedite the loan application process.
    • Monitoring all contingencies to ensure that they have been met.
    • Assisting our buyers with any negotiations related to contingencies, inspections or documents.
    • Monitoring of the status of all processes with the attorney or title company.
    • Schedule a final walk-though and accompany you, our buyer.
    • Coordinate the closing process.
